What is Room in Roof?

To put it simply, a ‘Room in Roof’ is a room within/underneath your roof space. It will usually have sloping ceilings visible in the room, however if there are full width dormer windows present, there may not be any sloping ceilings visible. A room in roof could be a converted roof space such as a loft conversion or an original part of the design such as the upper floor in a dormer bungalow.

Why have ‘Room in Roof’ Insulation?

The UK currently has one of the oldest housing stock in Europe, meaning many houses were built without energy efficiency in mind. This could mean that you are losing the use of valuable space due to certain rooms being draughty, cold or hard and expensive to heat, you could also be losing up to 25% of the heat in your home through uninsulated roofs. Installing Room in Roof insulation at no cost to you will keep you cool in the summer and warm in the winter, lower your carbon emission and reduce your heating bill, saving you £100s per year, in some cases £1000s!

Minimum energy efficiency standards (MEES)

From April 2018, all privately rented properties are required to have a minimum energy performance rating of ‘E’ on an Energy Performance Certificate (EPC). Landlords will not be able to enter into any new tenancies unless the property is rated E or above unless there is an applicable exemption. A civil penalty of up to £5000 will be imposed for breaches.

This is likely to pose significant challenges given that privately rented homes are generally older and harder to make energy efficient – half a million homes in the UK fail to meet these standards. As 10% of privately rented properties fail to meet these standards, this could leave landlords with a big headache, and a big bill.
Since April 2016 private residential landlords are not able to unreasonably refuse a tenant’s request for energy efficiency improvements if the property is rated F or G (but they may not have to pay for it yet). ECO Funding can help with this, subject to survey and the condition of the existing property.
